The Derby - 393 King St. E - Located at the corner of King Street East and Parliament Street, The Derby was built in 1989 by Track Investments. Originally conceived as 26 investment suites, the building has since resold to become 100% owner-occupied. Suites range in size from 880 square feet to 1100 square feet. Three lofts have open terraces and several have wood-burning fireplaces. All units in The Derby have 2 bedrooms, a parking space and 16 foot ceilings in the living and dining areas. The Brewery Lofts - 90 Sumach St. - The Brewery Lofts are actually converted from a former CBC props warehouse, by The Sorbara Development Group. The Brewery Lofts are large, with 14 foot ceilings, mushroom columns and polished concrete floors and huge floor to ceiling windows. Maintenance fees are low even though heat, hydro and central air conditioning are included in the fees. The building's facilities are minimal but includes a recreation/amenities area. Many of the 110 suites have been treated like a blank canvas and the owners have done extensive upgrades to their suites. The Brewery Loft penthouses have there own spiral stairs reaching a sprawling balcony, with most having roof top terraces. Richmond Mews - 287 Richmond St. E - This loft conversion was a small 5-storey warehouse located just east of Sherbourne Street on Richmond St. E formerly a musical instrument factory. Transformed by architect Alan Gordon in 1997, the Richmond Mews contains only 15 suites on 5 floors. Located in a highly developing area, these lofts are destined to be very popular as an alternative to the bland mega condo projects currently being offered in Toronto's lower eastside. Noble Court Lofts - 24 Noble St. - Located just off Queen St. W, in Parkdale ( at Brock St.), 24 Noble St. houses lofts from 460 sq.ft to 1200 sq.ft. Architecturally this building is superb, a real mill style loft. Liberty Lofts - 383 Adelaide St. E - It's hard to find such a beautiful, old-style loft in the heart of downtown Toronto. The Liberty Lofts were converted from the old Gillette razor factory, in 1990. The building features enormous concrete columns and brick posts that serve as its foundation. When the warehouse was renovated, Core Architects managed to preserve the original courtyard by installing a skylight. Now an atrium, the gorgeous courtyard can be seen as one rides up the elevator to their loft. 36 of the 46 lofts are large single bedrooms while the other 10 are two storey, two bedroom penthouses. Virtually all of them have a balcony. Unfortunately there is only parking assigned to the penthouse suites. 20 Brockton - 20 Brockton St. - Built in 1985 by Jackson Goad Architects, 20 Brockton is an interesting loft town development in Toronto. Literally situated off a back alley, the building houses 18 suites, all with separate entrances. Lying between Queen Street West and Dundas Street West and east of Brock Street, 20 Brockton is conveniently located to the TTC streetcar line. All units are multiple-storey with very open concept designs. Ceilings are typically more than 10 feet in height. Many units have terraces or patios and fireplaces, and most do not have air-conditioning. All suites have outdoor parking spaces. The lofts range in size from 1000 square feet to about 1750 square feet All units have the same incredibly reasonable condominium fee that does not include utilities.
